Home staging plays an important role when your home is on the market. It's important your home is decluttered, clean, and presentable. In an article posted online on Moving.com Laura Mueller writes the importance of staging your home during a sale. Ms. Mueller states in the article 10 Best Home Staging Tips ,"Home staging is a method of decorating meant to highlight your home’s most impressive assets and help buyers imagine themselves moving in and living there. Do it right, and you should have no problem selling your home quickly."
Staging should be concentrated in the areas of the home that will have the most impact on the buyer. For example if the living room has an amazing view, more effort should be placed in this room rather than a room that is more neutral. It's also best to remove personal photographs and other items that tie the home to the owners. The potential buyers should be able to picture themselves in the home. This is easier to do when there are less personal ties to the current owners.
A home shows best with the least amount of clutter. It's also best to remove these items completely. It's not sufficient to place these items in a closet. The potential buyers should get a feel for the home with all of it's available storage free of clutter. It also goes without saying the home should be extremely clean and touched up clean after every showing. The house should smell clean and fresh. Musty, dingy odors should be addressed. Prior to showing the home, make sure the home looks and smells fresh!
Rooms should show as light and bright. LED light bulbs are not only energy efficient, but generally give out a brighter luminesce. If a room is dark, more light should be added.
Addressing curb appeal goes without saying, A freshly painted house can make all the difference. Ms. Mueller also stresses, "Remove any sort of seasonal decorations, which can date a house in both pictures and during viewings. If you have a front stoop, consider power washing it, or at least scrubbing off any dirt. Then add a touch of hominess with a simple doormat and perhaps a potted plant or two, provided they are in perfect condition (a dead or dying plant will do you no favors). Keep the space simple but welcoming to start buyers off on the right foot and suggest good things to come inside."
